Conveyancing Fees in 2026 : For SA Property Purchases

Conveyancing fees in 2026 are highly likely to increase by inflation, as they did in 2025 (3.2% increase). Whilst the increase date in 2025 was on 1 August, it is unusual for it to be this late, and increases are likely to be effective far earlier (e.g. April/May).

Conveyancing fees are the legal costs paid to attorneys for their services in transferring property ownership,and regulated through recommended guidelines (although the final fees are subject to negotiation, the recommended fees are only guidelines)..

Current Recommended Fees (Effective 1 August 2025)

The following sliding scale shows the 2025 conveyancing fees and applies to both property transfers and bond registrations, as per the LSSA guidelines. Fees shown are exclusive of VAT; add 15% to get the total inclusive of VAT.

Projected Fees for 2026

At this stage we don't know what conveyancing fees in SA will be from 1 Apr 2026, so there is a degree of speculation involved. Our best estimate is that there will be no dramatic changes, but fees will edge up with inflation; factoring in that property price inflation will automatically result in higher conveyancing fees where percentages are used to determine the fees.

Based on forecasts, South Africa's inflation rate is expected to average around 4.3% in 2026 and 4.5% in 2027.

Projected Fees for 2027

For 2027 and later, expect similar annual adjustments of 4-5%. These are estimates; actual increases will vary based on LSSA/LPC decisions.
