I want to Sell your House Urgently in South Africa
Email lawyer@capetownlawyer.co.za or click here if you prefer WhatsApp, for customised and immediate assistance with the sale of your property.
If you had time on your hands to sell your house, you'd either sell privately or appoint an estate agent; on getting a hard offer from a prospective buyer, you'd only then involve a conveyancing attorney to effect the transfer of the property and register it in the buyer's name. However, when an urgent sale is paramount, start at the end (!) and appoint a conveyancing attorney first, but it is critical that they have a property sales capability. Once the sale is lined up, the property can very quickly be transferred given that the conveyancers are well familiar with the details of the property, and will have already progressed other sales-related tasks with you (see further below). Fill in the below form to get the urgent sale of your house started (or scroll past it, if you'd like to understand more).Property Sale/Purchase & Transfer
"I want to sell my house urgently" is a sentiment we understand and know how to action.
Understanding the urgency
The urgent need to sell a residential house often arises from the owner finding a new property she/he wants to move to, and has put in an offer to purchase which is subject to the sale of the house he/she is currently staying at; in order to lock in the deal the owner needs to sell the house he/she resides at. It sometimes happens that the owner finds a buyer who also puts in an offer subject to their house getting sold, and so a ladder of conditional offers is formed until somebody breaks it by having the ability to pay cash for a house, and the payment of the cash is not subject to anything.Emigration
In Cape Town, the urgent sale is often sparked by the owner emigrating from South Africa, or relocating elsewhere due to work.Preparing your house for sale
We will advise you on how to prepare your house for an urgent sale, bearing in mind what is possible in the timeframe; and what needs to be done versus the cost of doing so and how long it would take. This will include:- the outside of the house
- the garden as well as
- the inside of the house
Setting a price which will facilitate a quick sale
We will assist in understanding what houses in the area have been selling for, the fair range in which to sell the property, and where in the range is optimum, given the need for an urgent sale. If you overprice your house it will take longer to sell, and when it does sell you'll usually sell it only at the fair market value.
Marketing your property widely
We will ensure that your property is marketed not just via traditional property sales channels like Property24, but also via the conveyancing attorney's marketing channels.
Show prospective buyers the house
To avoid strangers continuously walking through your house, only show it to well vetted buyers.
Negotiate a quick transaction with buyers
Once prospective buyers have been identified, we will assist in negotiating a sale price, bearing in mind how quickly the property needs to be sold.
